Welcome to Wao Villa

Thank you for staying at Wao Villa. I am Philippe the owner, and I built this villa nearly by myself, I am a French architect and builder. You are precious to me as a client, and this villa is precious to me for the time and energy I have spent building it, furnishing it and now, well, renting it! I hope you to have the best time ever in the villa!

Those rules are made for everyone to enjoy their stay in the villa, and for our very small housekeeping team to be able to clean more efficiently. This helps me as well to keep the villa going and reduce the wear and tear.

Rules of Wao Villa

By accepting the keys to the house, the Lessee acknowledges that he or she has read and agreed to the terms.
The following conditions apply to this rental:

  1. When giving over the keys, the Lessee paid a 10,000 THB security deposit, to cover any damage to the accommodation, its equipment, and its furniture. It is refundable upon satisfactory checkout. (No damage, satisfactory cleanliness, compliance with the regulations, ...).

  2. The Lessee agrees to use the premises solely for personal purposes, and refrain of any trade, profession, or industry.

  3. The maximum capacity as per fire safety is 2 people at night and 4 during the day.

  4. It is not possible to convert the living room into a bedroom, the sofa cannot be used as a bed.

  5. The Lessee may not replace or sublet any person in whole or in part of the rented premises, even free of charge. The rental is granted for himself and the person accompanying him if applicable. Only Lessee(s) registered at the time of booking and at the check-in are authorized to sleep in the villa. No other person is allowed to sleep there without the prior written agreement of the owner, failure to comply with this rule may lead to the immediate eviction of the Lessee(s) without

  6. The accommodation is non-smoking, it is however allowed to smoke outside; an ashtray is put on the terrace for this reason, and the Lessee is kindly asked to empty it when necessary to reduce fire hazard.

  7. No drugs may be consumed on the premises, even those legally permitted in Thailand (Cannabis). Failure to comply with this rule may result in immediate termination of the rental agreement by the Owner without notice nore reimbursement of the rent partial or complete.

  8. The Lessee is held liable for rental hazards such as theft and fire. In addition to the damage sustained by his act or by his neglect. The Owner is NOT liable for any theft or damage during Lessee’s stay.

  9. The Lessee must not flush anything in the toilet (toilet paper, sanitary napkins, etc.), Thailand still use sceptic tank. There is a trash bin there for this purpose. The same rules apply for all other sanitary equipment (sink, shower). This would be regarded as property damage otherwise.

  10. The Lessee agrees to refrain from making any noise, whether during the day or at night, or from engaging in any disruptive behavior, most likely to cause disturbances in the area. Parties are not permitted at all, no matter the purpose, to respect the quietness of other properties around.

  11. The Lessee agrees to notify the Owner of any damage as soon as possible, when occurs in the property, to avoid any worsening of the problem or danger.

  12. The Lessee allows the Owner or any third party he has designated for this purpose to carry out any repairs demanded by the emergency during the time of the rental. If urgent repairs are required, the Lessee will be unable to ask for a rent decrease or refund as these repairs are considered unexpected and unplanned.

  13. The Lessee agrees to keep the rented property in good condition and to return it in the same condition. Cleaning is included in the rental price and is done every 4 days for short stays from 8 nights (excluding check-in day or checkout day), and every 7 days for monthly stays.

    • Housekeeping includes floor moping, changing sheets, cleaning the toilets and kitchen, balcony tidiness. The price does not include dishwashing. You will be notified before the housekeeping comes, please help us by organizing your belongings for us to be able to clean swiftly the villa.

    • Shall you decline to have the cleaning at the proposed time, we reserve the right to postpone later during that day or to simply skip it to the next normal cleaning day (4 or 7 days later, depending on the length of your contract.).

    • We do not do housekeeping with Lessee in the villa, by experience it takes longer, and the house is not cleaned properly at the end.

    • The Lessee are expected to wash his own dishwashing. When the lessee checks out, the dishes are expected to be washed as part of the contractual obligation. If not done, we will charge a flat fee of 1,000 THB from the deposit.

  14. If any of the goods in the inventory are broken or the linen is permanently soiled, the Owner may claim the Lessee's replacement value, which is listed below.

  15. The Owner has provided two garbage cans in the kitchen. A domestic rubbish bin, a second bin for selective sorting (to aid in the conservation of our planet's natural resources), it is set apart specifically for recyclable bottles and cans (emptied and crushed plastic bottles, glass bottles and aluminum cans). Unlike Europe, Thailand has an economy base on recycling, that helps the most in needs. Your proper sorting helps not only hearth, but also the Thai society.

  16. When using the air conditioning, the Lessee agrees to close the doors and windows, and help the Owner to protect the environment at first by avoiding unnecessary power consumption and help him to continue host guests without having to charge the electricity as per consumption for every stay. The Lessee agrees to switch off all lights, fans, and air conditioning units, when he is not at the villa. This is an important request, as the electricity is more expensive on the island than ANYWHERE in Thailand. We understand that the Lessee wants to be cool all the time, yet it takes less than 10 minutes for the room to be cool when the aircon is on. In case the Lessee leaves it on when he leaves the villa*, the Owner will charge automatically 500 THB a day for participating in the costs of excessive electricity consumption. (*) This observation may be made by the Owner or his staff, at any time, such as during maintenance of the swimming pool and/or watering and maintenance of outdoor plants.

  17. Please always open and close the sliding doors using only the handles. Do not pull on the frames, this may distort them. Repairing the frame by a Thai company costs 2,000 THB per unit, which the owner may ask the Lessee to reimburse.

  18. No pets are permitted on the property at any time for hygiene and safety.

  19. The house roof is made entirely of straw, it is absolutely forbidden to do barbecue for fire safety.

Additional services on request:

  • Housekeeping costs 1,500 THB per visit,

  • Dishwashing and rubbish removal cost 750 THB every visit, 1,000 THB at the check-out day,

  • Towels are paid 150 THB per set (one set per person),

  • Swimming pool towels are paid 200 THB per set (one set per person),

  • A set of linens costs 350 THB per set (1 set per bed).

Damages:

If the stain does not disappear, the bedsheet or towel must be replaced and reimbursed by the Lessee. Here are the corresponding prices:

  • Sheet or mattress cover: 950 THB each,

  • Duvet cover: 1,800 THB,

  • Large towel: 200 THB,

  • Small towel: 60 THB,

  • Swimming pool towel: 850 THB.
