Welcome to Villa on the Rock
This villa was designed and built with great care to offer a private, peaceful and memorable stay overlooking the sea. We are delighted to welcome guests from around the world and we do everything possible to make each stay comfortable, smooth and enjoyable.
The purpose of these guidelines is simply to preserve the quality of the villa, respect the surrounding neighborhood and help our small local team maintain the property in the best possible condition for every guest.
We thank you in advance for your understanding and cooperation.
Stay Conditions
Accepting the keys to the estate signifies a mutual understanding.
By taking possession of the villa, the Lessee graciously embraces these thoughtful guidelines as part of our rental agreement.

Occupancy & Registered Guests
For comfort and safety reasons, the villa accommodates:
- Up to 4 overnight guests for the 2-bedroom version
- Up to 2 overnight guests for the “Duo” version
The maximum daytime capacity of the villa is 6 people, so guests can invite friends provided that this capacity is respected.
To ensure security and insurance compliance, only registered guests included in the reservation may stay overnight at the villa. If you wish to invite additional overnight guests, please contact us in advance so we can confirm whether it is possible.

Respecting the Peaceful Atmosphere
Villa on the Rock is designed as a calm and exclusive retreat.
We kindly ask guests to:
- Avoid excessive noise, especially in the evening
- Respect neighboring properties and the natural environment
- Avoid parties, loud music and events
The villa is ideal for relaxing stays, couples, families or small groups looking for privacy and tranquility.

Smoking & Fire Safety
Smoking is permitted only in outdoor areas.
Ashtrays are provided on the terrace and we kindly ask guests to use them carefully for fire prevention.
For safety reasons:
- Barbecues, fireworks and open flames are not permitted
- Smoking inside the villa is strictly prohibited
The tropical climate and natural materials used in the villa require particular attention regarding fire safety.

Respect for the Property
We would greatly appreciate guests treating the villa with the same care as they would their own home.
If something is accidentally damaged or not functioning correctly during your stay, please inform us promptly so we can resolve the issue quickly and avoid further damage.
Normal wear is understood. However, significant damage, missing items or excessive cleaning requirements may result in repair or replacement costs.
Rather than applying automatic penalties, we always prefer transparent and reasonable communication with guests.

Air Conditioning & Energy Use
Electricity on Koh Phangan is particularly expensive and island resources are limited.
To help reduce unnecessary energy consumption, we kindly ask guests to:
- Switch off air conditioning when leaving the villa
- Keep doors and windows closed while the air conditioning is running
- Turn off lights and fans when not needed
The villa cools down quickly, usually within a few minutes.
Your cooperation helps us maintain a high-quality experience while keeping our accommodation environmentally responsible.

Toilets
As in many tropical islands in Thailand, the villa operates with a septic tank system.
To avoid plumbing issues, please do not flush:
- Toilet paper
- Sanitary products
- Wipes or any non-organic items
Bins are provided in the bathrooms for this purpose.

Housekeeping & Maintenance
Housekeeping is included:
- Every 4 days for short stays from 8 nights
- Every 7 days for long stays
The service includes:
- Floor cleaning
- Bathroom cleaning
- Bed linen replacement
- General cleaning of the kitchen (except for washing dishes)
To help our small housekeeping team work efficiently, we kindly ask guests to:
- Keep personal belongings reasonably organized during housekeeping visits
- Wash dishes after use
For optimal efficiency, cleaning is performed exclusively when guests are not present.
If guest prefer to postpone a scheduled cleaning and requests it no later than the day before, we will always do our best to reorganize depending on team availability.
Additional housekeeping services can also be arranged upon request.
The pool water requires maintenance every three days. The owner or their staff will come by during the guest's absence to ensure optimal water quality, so as not to disturb.

Recycling & Environment
We encourage guests to use the recycling bins provided for plastic or glass bottles and cans (exclusively)..
Recycling plays an important role in Thailand’s local economy and helps support both the environment and local workers.
In addition, a compost bin is located near the collection point and accepts your organic waste.

Safety & Personal Belongings
Guests remain responsible for their personal belongings during their stay.
Please ensure doors are locked when leaving the villa and avoid leaving valuables unattended.
The owner cannot be held responsible for loss, theft or accidents occurring during the stay.

Repairs & Technical Assistance
In the rare event of a technical issue requiring urgent maintenance, authorized staff or technicians may need temporary access to the villa.
Whenever possible, guests will of course be informed in advance.

Non-Smoking & No Drugs Policy
For the comfort and safety of all guests:
- Smoking is prohibited inside the villa
- Illegal substances are strictly prohibited on the property
We ask all guests to respect Thai law and the peaceful atmosphere of the property.

Pets
Pets are unfortunately not permitted at the villa.
This policy helps us maintain hygiene standards and preserve the comfort of future guests.

Security Deposit
A refundable security deposit of 15,000 THB is required upon arrival.
The deposit is intended only to cover exceptional situations such as:
- Significant property damage
- Missing items
- Excessive cleaning requirements
Our goal is always to handle any issue fairly, calmly and transparently.

Before You Leave
Before check-out, we simply ask guests to:
- Turn off air conditioning and lights
- Wash the dishes, empty the refrigerator
- Close doors and windows
- Inform us of any issue that occurred during the stay

Additional Services
Additional services may be available upon request, including:
- Extra housekeeping
- Additional linen or towel replacement
- Dishwashing assistance
- Washing clothes with or without ironing
- Pre arrival grocery shopping or during the stay
